Whether you’re here for a romantic weekend, a family getaway, or simply to recharge, you’ll find everything you need for a memorable stay.
Step outside to your private deck with a hot tub, where the stars feel close enough to touch. Spend evenings around the fire pit, telling stories, sipping wine, or roasting marshmallows with the kids. In the mornings, sip coffee on the deck rocker as you take in the peaceful woodland views.
Inside, you’ll find an inviting open layout with thoughtful touches throughout: a fully equipped kitchen, comfortable bedrooms, fast WiFi, and a smart TV for cozy movie nights. We’ve made the space kid- and pet-friendly, so the whole family (paws included) can enjoy the adventure.

Other Details to Note
Additional Charges:
Pet Fee/Deposit: We do not charge a pet fee at this time because we do not want anything to stand between you and your family having a wonderful time, dogs included or not. With that, we expect you to clean up after your pet both inside the house, and outside.
Cleaning and Maintenance: if our cleaning team determines that there has been substantial wear and tear on the property, we will be charging an additional $150 cleaning fee to return the property to its original state and ready for the next guest. If any property is damaged due to pets, we will charge the amount needed to replace/restore that item for the use of future guests.
With the use of the hot tub (optional), there are rules included in the Guide Book and posted on a sign outside of the hot tub that must be followed. The hot tub is inspected and cleaned, in between every set of guests. Failure to follow these rules (i.e. not rinsing off before getting in, breaking glass, having drink or food spill in, etc.) could result in the hot tub needing to be drained and refreshed before the next renter. If this is the case, you will be charged a $150 hot tub cleaning fee due to the negligence.
Trash:
Trash Pickup occurs on Tuesday mornings.
If you fill the kitchen trash receptacle during your stay, please remove it and immediately walk it to the outdoor trash bin. The correct trash bin is located at the end of the driveway. Trash bin must have lid shut and secured after each use to ensure animal damage/destruction doesn’t occur.
Community Rules:
-Quiet Hours are 11pm - 7:30am
- No open fires, no fireworks, no ATVs.
- Community amenities are included in your stay. Please note that the community hot tub and pool are seasonal and only open Memorial Day-Labor Day. In case of weather or maintenance needs, please keep in mind that there will be no refunds given due for the community amenities since they are free for guests.
Parking:
There is ample parking in front of Redbird Haven, however, per community guidelines, you are allowed up to 3 vehicles in our driveway during your stay. There is no parking allowed out on the streets. Additional vehicles will need to stay in the Lot near the community pool and tennis courts.

Neighborhood
We live in the desirable Coolfont Mountain Community Association, so you have access to the community pool, tennis courts and playground. Our neighborhood is right across the street from Coolfont Resort which has tons of amenities and a restaurant.
Guest Access
You will have access to the entire home, minus a few maintenance and owner closets, which will be appropriately marked and locked. Our home is a part of the Coolfont Mountainside Association, and therefore you will get access to wonderful community amenities like the pool, tennis courts, and playground. The house comes with 6 pool passes. You can request and pay for additional passes if needed. Along with being a part of the community, there are some simple rules to follow when on the property and in the neighborhood, which will be covered in the House Rules section.

Redbird Haven is the best Airbnb we’ve ever stayed in. Katie has thought of everything you would ever need…from multiple phone chargers to cotton balls to a martini shaker. It’s actually a home!! There’s plenty to do without leaving the cabin- hot tub, games, puzzles, Netflix, and a record player with classic tunes. And the kid’s room is amazing!! We had the best relaxing family weekend just hanging out together.

Katie's place in the woods is beautiful, with everything you need. The hot tub was wonderful, the beds and bedding cozy, the kitchen very well equipped - even an expresso machine with coffee ready to be ground for it. Oh and popcorn! Nice touches. We would love to return.

Redbird Haven is the perfect getaway! The cabin is warm and inviting with everything you need to relax and unwind. The kitchen and bathrooms are stocked with all of the essentials, and the number of "extra" amenities throughout the cabin are endless...games to play, robes to wear, snacks, Bluetooth for the hot-tub, laundry tabs, sound machine, cozy blankets, you name it! The deck and screened porch were wonderful to watch the sun come up or deer passing through. I can't say enough about the host, Katie, who made sure our annual girls' trip was perfect from start to finish. If you're looking for a place that feels like home, this is it!

We enjoyed a cozy stay in Katie's home and loved the gorgeous mountain scenery. The space is well appointed with thoughtful amenities for guests of all ages. We have stayed in the Berkeley Springs area several times and would absolutely stay here again. We left with relaxing memories and a new found love for espresso!
